The lounge and drawing room are adjoining but can be separated by a luxurious curtain.  The drawing room overlooks the garden and the lounge looks over The Kirkstyle Inn.

The lounge has a large comfy L-shaped sofa positioned in front of the smart TV.  An ideal spot for relaxing, enjoying your favourite movies and playing games.

The drawing room has a large open fire, with plenty of comfy chairs and a three-seater sofa.  Wonderful for pre or post dinner drinks, sharing time with one another, and enjoying the roaring fire on chillier days.

What better way to enjoy each other’s company than over a good meal?   Whether you’re hiring a chef or love cooking for yourselves, the bright and airy kitchen and dining area is the perfect space.  The modern kitchen, with central island housing the oven and hob, makes cooking a sociable event.

The large oak table in the adjoining orangery-styled dining area seats 12 and looks over the terrace and garden to the mystic beauty of the South Tyne valley.

Double patio doors from the dining area lead out onto the terrace, where, during the summer months, you’ll find furniture for alfresco dining and a BBQ.  The beautifully landscaped garden, with large steel planters are a joy.  The garden is fenced making it a safe environment for children and pets.

The kitchen is adjacent to the utility room, which exits out onto the rear driveway.  A great area for the dogs.

Bathrooms in The Old Rectory are a work of art and bellow joy.

The ensuite bathrooms in the two ground-floor bedrooms have been carefully and efficiently put together.  Both have walk-in spacious showers.

On the first floor, there are two family-sized bathrooms.  Both have large walk-in showers and roll-top baths.  Bedroom five, on the same floor, has its own free-standing roll-top bath.

On the second floor, there is a third family bathroom with a roll-top bath, and avante-guard hand painted floor.

Bedroom one is on the ground floor, with views to the front of the property overlooking the garden, farmer’s fields to the right with the mountains in the distance.  To the left, there are views over the beautiful South Tyne Valley.  The soft tone of the room exudes an air of tranquillity.  The luxury en-suite bathroom has a spacious shower.

Bedroom two is on the ground floor at the rear of the property.  Its dual aspect overlooking The Kirkstyle Inn and beautiful South Tyne Valley to the right.  The window seat is a great place to escape with a book.  The luxury ensuite bathroom has a spacious walk-in shower.

Bedroom three is on the first floor, overlooking The Kirkstyle Inn.  It majors on exquisite fabrics of artisan design.

There are three bedrooms on the first floor, sharing two luxurious family-sized bathrooms, on the same floor, with walk-in showers and roll-top baths.

Bedroom four is at the front of the property, overlooking the garden and the fell.  The rich Sandberg wallpaper, stand-out Pooky chandelier and tiger print accent the room.  The walnut desk and vintage chair are for your convenience.

Bedroom five is on the first floor, at the front of the house overlooking the garden, with stunning views over the fell to the East.  It has a beautiful serene feel, emanating from the tone of walls to the earthy colours of the fabrics.  The icing on the cake has to be the elegant free-standing roll-top bath.

Bedroom six is set below the eaves on the second floor.  It is covered from head to foot in a beautiful blue leafy Sandberg wallpaper; as you lie down you can imagine you’re in a forest.  Also, on the second floor is a third-family bathroom, with roll-top bath.  There is also a seating area with a comfy double sofa and smart TV.  An ideal spot for older children.
